Get your free estimateTrane AC Maintenance in Marietta: What to Know First
We provide independent Trane AC maintenance in Marietta for every residential Trane line still cooling homes here, from the older XR and XL series to the newer XV and RunTru units. Most tune-ups run $80 to $200 and are finished in under two hours, with a written price before any work starts. If you own a Trane in Cobb County and the system is making noise, short cycling, or just not keeping up with Georgia heat, call (478) 662-5175 and we will tell you straight what it will take to fix it.

This page is for Marietta homeowners who want to understand how Trane systems age in our climate, what maintenance actually prevents, and what a real Trane inspection should cover. We are not a Trane dealer. We are an independent Trane service provider, which means we answer to you, not to a manufacturer’s sales quota.
How Trane Products Fail – and How We Fix Them
- XR13 and XR14 condenser fan motors. These are the most common Trane units we see in older Marietta neighborhoods like Whitlock Heights and Indian Hills. By year 8 to 12, the fan motor bearings start to whine, especially after the humid season when dust and pollen have caked onto the motor housing. We replace them with a sealed replacement motor and clean the condenser coil in the same visit. Left alone, the motor seizes and the compressor overheats.
- XL16i and XL18i expansion valve (TXV) failures. The higher-efficiency XL line runs at higher refrigerant pressures. The TXV, the part that meters refrigerant into the coil, fails from debris in the refrigerant circuit. The symptom is a coil that ices over on one side while the other stays warm. We recover the refrigerant, flush the line, and install a new TXV with a fresh filter-drier. Skipping the flush is how you get a second failure in eighteen months.
- ComfortLink II and XV-series control board lockouts. The XV18 and XV20i are truly smart units, but their control boards are sensitive to voltage drops. Marietta’s summer thunderstorms cause short power interruptions that can lock the system out. Homeowners call us because the thermostat is dark or blinking. Often the fix is a hard reset and a surge protector installed at the disconnect. We recommend surge protection on every communicating Trane we maintain.
- RunTru by Trane drain pan cracks. RunTru is the newer value line and we see more of them in townhomes and newer subdivisions east of the Square. The plastic drain pan on some models cracks at the corner fitting from the weight of a clogged drain line. The first sign is water staining on the filter or the ceiling below an attic unit. We replace the pan, re-pitch it, and snake the drain line with a wet-vac. A $12 pan crack becomes a $4,000 drywall job if the pan is ignored.
- Trane aluminum Spine Fin coil corrosion. Trane used their signature spine-fin coil for decades. It sheds heat well from the factory, but in Marietta, where we get red clay dust and high pollen, the fins load up and hold moisture. That breeds micro-corrosion, and efficiency bleeds off year after year. A coil cleaning with the right alkaline foaming agent and a low-pressure rinse restores most of that lost capacity. We never use a pressure washer on a spine-fin coil. It folds the fins flat and makes the problem worse.

Our Trane AC Maintenance Process
- 1
You call and a live person answers. No phone tree, no voicemail, no callback queue. You tell us the model number if you have it, or we find it when we arrive. We look up your service history before the visit.
- 2
You get a name and a photo before we show up. We tell you which technician is coming, what they look like, and when they will arrive. The tech shows a photo ID badge at the door before stepping inside. That is the Threshold Verified standard we run on every visit.
- 3
The inspection. We check condenser amp draw against the Trane factory data plate, measure refrigerant pressures and superheat/subcooling to manufacturer spec, test capacitors with a multimeter, inspect the contactor for pitting, check the condensate drain and pan, measure the temperature split across the coil, and examine the ductwork connection at the plenum.
- 4
The written price. If we find anything that needs work, we write it down with the exact cost before any repair begins. No surprises, no “while we are here” add-ons. If it is safe to run as-is, we tell you that too.
- 5
The repair and re-test. We use Trane OEM parts where warranty coverage or performance matters, and quality aftermarket parts where they match or beat OEM at a lower cost. We tell you which we recommend and why, before ordering anything. After the repair, we run the system through a full cycle and measure the numbers again.
- 6
The written guarantee. Every repair includes a written guarantee that states exactly what is covered and for how long. If a repair fails within the guarantee period, we return at no charge under our 365-Day Done Right Promise. No argument, no second invoice.

AfterWhat Trane AC Maintenance Costs in Marietta
A standard Trane tune-up in Marietta runs $80 to $200, depending on system age, access, and whether we are inspecting one system or two. Add a capacitor replacement and you are looking at $150 to $300 parts and labor included. A condenser fan motor on an XR14 typically lands between $350 and $650. A full refrigerant recharge after a leak repair runs $200 to $500 depending on how much R-410A the system needs and the leak location.
What moves the price, honestly: how hard the unit is to reach, how old it is, and whether the parts are off-the-shelf items we carry or a factory-order Trane component. We quote the real price up front, in writing, before any work begins. Call (478) 662-5175 for a free estimate and we will tell you exactly what your Trane needs.
Why Marietta Homeowners Call Brandt HVAC Co Marietta for Trane Work
Devin Marlowe learned the trade at Los Angeles Trade-Technical College and spent nearly thirty years working on HVAC systems across the South before putting down roots here. He has run more service calls along the Kennesaw Avenue corridor near Marietta Square than he can count, and he knows the quirks of the older Trane systems in those houses as well as anyone in Cobb County. His approach has not changed: tell me what it is doing, and I will tell you what it needs, no guesswork, no upsell.
Every Brandt technician is background-checked, identity-verified, uniformed, and introduced to you by name and photo before the visit. If someone shows up who you were not told to expect, that visit is on us and we make it right. We service Carrier and Lennox systems too, so if you have a mixed home, one call covers everything. And our 365-Day Done Right Promise means the job is not finished until you say it is finished.
FAQs
No. Trane warranties are honored for work done by state-licensed HVAC companies, not just Trane dealers. We document every service with before-and-after measurements and keep records you can submit if a warranty claim ever comes up. As an independent Trane service provider, we are not paid to sell you a new unit, which changes the advice you get.
Worried about coverage on a specific part? Call (478) 662-5175 and we will check the serial number against the factory records before we touch anything.
Most non-emergency Trane maintenance calls in Marietta are scheduled within one to three days. If your system is down in July, call us. We prioritize no-cooling calls and you will talk to a live person at any hour, not a recording. We will tell you honestly when we can be there.
If the repair is under $500 and the compressor and coil are sound, repair it and keep it maintained. If you are looking at a compressor replacement, a refrigerant leak in an R-22 system, or repeated breakdowns in the same season, a new unit starts making more sense. A new AC install in Marietta runs $3,500 to $7,500, and we will give you the written numbers and the payback math, not a sales pitch.
We carry the common wear parts, capacitors, contactors, fan motors, drain components, pressure switches, and TXV valves that fit most Trane XR, XL, and RunTru units. For communicating boards and OEM-only components on the XV series, we order factory parts and return within two to four business days in most cases. We tell you upfront if a part is not on the truck and schedule the return visit before leaving.
Every repair we make includes a written guarantee that states exactly what part was replaced and for how long it is covered. If that same repair fails inside the guarantee window, we return at no charge, no service fee, no parts charge. That is the 365-Day Done Right Promise and it has been our standard since Devin started Brandt HVAC Co Marietta.
Need exact terms for your unit? Call (478) 662-5175 and ask us before we start the work. You will get an answer in plain language, not fine print.
